Cost:

Tenant Finders Fee: 50% of first months rent

Monthly Management Fee: 10% of monthly rent

Additional services included (all services in the let only package are included in this package):

Rent collection – We will collect all rents on your behalf on a monthly basis, paid into a separate client account within the business (statements available), after which this money will be paid to you in a method that suits you. Should the rent be late or remain unpaid we will take actions on your behalf as outlined in the tenancy agreement.

Maintenance – We will take care of all maintenance problems on your behalf and will always work according to your requirements and wishes. You are in control of how much autonomy you allow us with respect to making repairs and any other related problems. Eg. many of our clients allow us to use our own judgement for all problems resulting in costs up to £150 - with more expensive problems we would consult them first. You can set that limit figure to the level you feel acceptable. Be assured that we are acting on your behalf and seek to get the best prices at all costs for such works. As a result of this, and our long-standing experience, we have exclusive agreements with some contractors, enabling us to generate the best possible prices. We are able to get comparable quotes should you see fit.

Regular inspections – We will undertake regular inspections of the property ensuring that the property is being looked after and that no major potential repairs are needed that would result in the de-valuing of your property.

Tenancy extension, renewal, termination – As instructed by you, we will extend or renew a tenancy agreement coming to an end. We can also send out a Section 21 Housing Act 1998 notice to the tenants two months before the end of the tenancy, formally ending the tenancy on the agreed end date as on the tenancy agreement.

Final inspection – Upon the last day of the tenancy agreement, we will attend the property, collect the keys and undertake a survey in the same fashion as we do at the commencement of a tenancy. This will outline all damages that have appeared as a result of the tenancy (not accounting for those caused by general wear and tear). This will be accompanied by a set of full colour photographs and, as before, will be confirmed with a signed declaration by the tenant and managing agent. This ensures our case should disputes arise with regards to deposit returns.
