Services included:

Full rental analysis - giving you our rental expectations. This, in conjunction with your expectations, will allow us to put together a realistic asking rent as well, as advice about selling the property, if you wish to do so.

Legal advice - on issues concerning gas tests, furnishings, appliances, deposits, condition, licences etc.; ensuring that your properties are compliant with all regulations; securing your insurance and rights in landlord/tenant disputes (which we will deal with initially in most cases).

Certificates & compliances – We can, at your request, arrange for appropriate tests, certificates and compliances to be obtained - Including yearly ‘Gas Safety Installation and Use Regulations 1994’ compliance, which involves a yearly check from a Corgi registered engineer; and Energy Performance Certificates (EPC) which must be made available to all new tenants; others include: electrical equipment safety, HMO licenses etc.

Property advertisement – compiling a brief of the type of tenants you, as a landlord, are looking for. Subsequently we use a large number of advertising techniques in varying combinations, according to market conditions and the area. In addition, we have an ongoing database of potential tenants who are looking for the right accommodation.

Viewings – we will arrange and accompany all viewings to your property, answering all questions.

Tenant checks – After advertising and creating a shortlist of potential interested tenants, we will refer to your brief to filter the most appropriate tenants - those who will be most likely to live in the property hassle free, pay rents on time and in an orderly manner, and treat the property with respect. This is done via a series credit history checks, previous landlord references, work references etc.

Securities - In addition we will ask for securities in the forms of legally binding Guarantor agreements and/or a deposit. Guarantor agreements ensure that in the event that a tenant fails to pay rent, the guarantor agrees to take on that responsibility. The guarantor will also be subject to credit history checks. Not only does this ensure rent will be paid, but it enforces our trust in that tenant (as another person, who knows the tenant much better than we ever could, is willing to put his trust in that person).

Tenancy agreements – We will draw up and execute legally binding tenancy agreements taking into consideration any additional terms you wish to include.

Property survey – Prior to a letting, we will inspect the property to prepare details of the condition of the property: comprising a schedule of condition & inventory where necessary for the property, and including a comprehensive set of full colour photographs. The schedule of condition and inventory will include all removable items in the Property (except those of negligible value) plus carpets, curtains, and other articles that, in the opinion of the Agent, need regular checking. We will agree this inventory report with the tenant. We will accompany the tenant on the day in which the tenant takes occupancy and will confirm this with a signed declaration.

Inform utilities companies – We will inform utilities companies when a new tenancy commences and take service meter readings where applicable.
